Revised: 10.25.18
Another brand new Affordable Housing opportunity in Honolulu, for sale, today! Ohana Hale has officially launched their sales process and applications are available. How about living in Moiliili? It’s in town, central to restaurants, shopping, the University of Hawaii and we believe, an up and coming neighborhood for local residents. To zero in on the exact location, 929 Pumehana is next to Chef Mavro, Alan Wong’s and McCully District Park. The developer is working with the state program, HHFDC on this project and there will be 180 units for the entire building (108 HHFDC units--60% and 72 market units--40%). To learn more about the HHFDC requirements and restrictions, please checkout my other blog (click here).
For those who do not qualify for the affordable units, you can still try for the market units. They will be priced higher (Pricing TBD) but for the first 30 days of sale, the 72 units being released for sale will only be offered to applicants meeting these specific requirements:
Citizen of the United States or a permanent resident alien.
At least 18 years of age.
Primary residence is in the State of Hawaii.
Shall physically reside in the dwelling unit being purchased in this project.
Financially qualify to purchase the unit in this project and submit a pre-qualification letter.
Sign the affidavit that states all above is true.
The developer has done a first come first serve process for the market units in a past release on a different development. We anticipate the same procedure but nothing is confirmed at this time. What this means is, once they make a formal announcement of the sale of the market units, one will need to fill out the Market Buyer’s Affidavit in order to secure your position. In the past, after the 30 days expire and units are still available, they will be opened up for open market and investment options.
On to the proposed specs of the units...There will be studios,1-bedrooms and 2-bedrooms and every unit will come with a parking stall. Some of the 2-bedrooms may be fortunate enough to come with 2 parking stalls. A look at square footage & floor plans:
Studios: 316sf-419sf
1-Bedrooms: 483sf-504sf
2-Bedrooms: 761sf-784sf
The name of the building is officially called Ohana Hale which has been called 929 Pumehana, it’s street address from the beginning. This will be a “no-frills” building very similar to The Block 803 in Kakaako (estimated to be complete late 2019 w/ about 20 units still available, LMK if you have questions).
It will follow the LEED standards and be a “Green” “Energy Efficient” building for those rooting for more sustainable initiatives. The proposed maintenance fees will also be similar, estimated at $0.50/sf. They will have a recreation deck area but no lavish amenities that you see in the more luxury buildings in Kakaako.
This condo is being built for our local community, real owner occupants wanting to call a place in town home. It isn’t designed for a luxury vacation spot, but geared to first time home buyers, perhaps someone wanting to downsize from a house or wanting something new in town at a moderate price.
The sales process has begun and the HHFDC application is available.
